A bold statement of modern elegance in Toorak


Conceived and designed to appeal to the most discerning Toorak buyer, 97 Mathoura Road is the latest development from specialist property developer Moda.

Moda create homes that are internationally influenced, yet locally sensitive. They seek out the very best ideas and trends, taking inspiration and influences and applying them to their developments for the benefit of residents. They celebrate new thinking, and the best thinking.

Not often for project marketing agencies – Assembly included – does a project come along where only exceptional creativity and attention to detail will suffice. Without doubt, 97 Mathoura Road is such an example.

Consisting of only seven luxurious residences over three levels, 97 Mathoura Road boasts one of Australia’s most revered and celebrated architects, Carr Design Group. The design integrity and elegant, clever use of materials they bring to the project is of the highest order – and a level rarely seen in Australia. And hence a narrative was born – the 'artistry of architecture' – continuing the Moda brand philosophy of ‘celebrating the best’.


Beautiful artist's impressions, art directed by Assembly, led the way in capturing the impressively spacious interiors and minimal design. We designed and developed a bespoke case-bound feature brochure to showcase all aspects of the residences. Working closely with the exterior and interior design teams at Carr, we delved into the detail of design and materiality.

From cross ventilation strategies, modern interpretations of classic winter gardens through to hand-made bricks and custom routing of Italian marble, we highlighted the stories behind Mathoura Road in a secondary ’study’ booklet, further demonstrating all-important detail for prospective owner occupiers.


The approach to production of the marketing collateral was driven by a desire to reflect the substance and attention to detail of the residences. Beginning with the monolithic exterior of the marketing kit, it revealed a hand-made leather wrapped tray cradling two brochures within. 

Blind embossing, silver foiling and case-binding accentuated the feature brochure whilst the subtle exposed stitching of the accompanying study booklet was a nod to the genuine craftsmanship on offer throughout the project.
